Are you thinking of buying a house in La Zenia? We are not surprised as we love it here. La Zenia is the most popular area of the Orihuela Costa. It is now the big draw of the Costa Blanca with coach trips organised from as far north as Valencia and from far South to visit the area.

We are not surprised as we love it here. La Zenia is the most popular area of the Orihuela Costa. It is now the big draw of the Costa Blanca with coach trips organised from as far north as Valencia and from far South to visit the area.

This is mostly due to the huge commercial centre, Zenia Boulevard, which is a little like an American open air mall, but with a Mediterranean feel. It offers everything in 161,000 square metres, with over 5000 parking places; a super shopping experience, activities for children, a wide range of restaurants and bars, free live music, bowling and a Casino.  Zenia Boulevard is ideally placed as it is only 5 minutes drive from superb sandy beaches for relaxing, and La Zenia also has easy access north and south via the AP7 and N332, great and easy roads to drive on.

Alicante-Elche (ALC) airport (link) is only 40/50 minutes drive north from La Zenia and easily reached on the AP7 or N332. Murcia- San Javier (MJV) airport (link) is even closer, and only 20/25 minutes drive south on the AP7 or N332.

In past years the coastal area was an offshoot of the ancient town of Orihuela located 25 minutes inland.  Several years ago, the Orihuela Costa gained its own town hall link ideally situated on the N332 at Playa Flamenca, and close to the SUMA/local tax office.  The Town hall has done much to maintain and improve the area, for example, building the Orihuela Costa CDM Sports Complex link in Playa Flamenca in 2011. CDM has football pitches, tennis courts, multi-use sports courts, a running/jogging circuit, an indoor swimming pool and holds many organised training activities.

This strip of coastline is famous for its stunning beaches and has been popular for years. There are a variety of different house styles from the popular holiday apartments, to family homes for residents and there are increasingly luxurious and good value new developments currently being built and snapped up.

If you are thinking of buying a house, what do you need to do next? Firstly, find the right estate agent. There is a multitude of them our there and of course, we recommend our sister company www.comaskey.com. You should work with a local expert, an estate agent with at least one office, if not several. Find out how much do they know about the business? Ask questions about taxation, local fees, community fees etc. even if you already know the answer and it is by email. Check they have a decent website and ask them are they willing to show you houses listed with other agents? Some agents are reluctant as this means sharing the commission.  You should contact them by email and see how long it takes them to get back to you.

Define your needs! So, you´re ready to buy in Spain. Whether or not you are familiar with the area, you need to get yourself over here and decide what you want to buy and what your needs are. 

Allow your agent to source the right properties for you. They have access to hundreds of resale properties, bank repossessions, property direct from the builders and others through their links with other agents. It is unlikely that you simply would have time to explore what they offer in one trip, and what they show online, is just a sample so email them if you have a specific request. 

Don’t forget it is often possible to get financing in Spain, so talk to us about that.

Once we´ve found you the perfect property, we draw up an agreement so that the price is secured and both parties know that all things going according to plan (i.e.survey, loan application etc), the property is sold and off the market. Buyers should speak to their representatives before paying the deposit always.

Your legal representatives will ensure you do not inherit a house with electricity bills, water or community fees owed. Online experts will tell you that you can do this yourself. Please pay a professional to ensure everything is ready and they will arrange the completion at the local Notary. 

Then you can relax and enjoy your new home in La Zenia, or wherever you choose.
