Title Deeds Insurance

Many of the clients who have used us as their lawyers for the purchase of their property in Spain in recent years know about title deeds insurance, but for those of you who don´t we can arrange this very useful protection cover for you through the large insurance company Caser, who speak and produce documentation in English.

Title deeds insurance is a 20 year legal protection relating to your property in Spain that can be purchased for a one-off premium of 294 euros.

The insurance covers fraud (including document forgery), fraudulent transactions relating to your property, border disputes, demolition orders, compulsory purchase, legal claims against your property, community disputes and other types of financial and legal problems that could arise in 20 years of owning a property.

Please email Amanda on sales@spanishsolutions.net if you would like further information regarding this useful insurance protection.

      CLIENT PROFILE – EVOLUTION

We would like to tell you this month about a new English family run bar and restaurant our clients have opened in La Fuente Commercial Centre called Evolution.

Brothers John and Jack Williams have recently opened Evolution as a relaxed bar and restaurant open daily from 9am until late.  They take pride in serving fresh food including a large range of different types of chicken and beef burgers handmade daily, flame grilled steaks, daytime snacks, evening specials such as a Curry Night and Pasta Night and Sunday lunch.

Their competitively-priced good value food and enormous first floor sunny terrace with beautiful views is already attracting a regular clientele during the day.  On Friday and Saturday nights, the venue's live music and large bar with extensive range of fine wines, spirits, beers and cocktails is proving an exciting new addition to the area.

For those who don´t know, La Fuente is conveniently located close to three golf courses; Villamartin, Campoamor and Las Ramblas, so ideal for an evening after a day´s golf.  Evolution also has two large plasma televisions regularly screening sporting events.

The enormous bright terrace has plenty of room for children to play and there are several reasonably priced items for them on the menu.

We would like to wish John and Jack Williams every success in their new venture and we recommend that you try Evolution.

 Buying a Second hand car

privately in Spain

Now that hiring cars is becoming so expensive more and more people are considering buying a second hand car here.

If you buy a second-hand car in Spain, whether privately or from a car dealer, you should be aware that they are generally more expensive than Ireland and the UK, so it pays to shop around.  You will need a NIE, which we can assist with and when you buy you also need to be provided with the following documents:

 The ownership document (permiso de circulacion), together with the technical sheet of the car.

 Ficha tecnica (Log book).

 Receipt of the municipal vehicle tax (SUMA).

  ITV test certificate, when applicable. ITV (MOT) is the inspection for vehicles older than 4 years to verify its condition.

These documents should be kept in the car at all times, or notarised copies.

Check the vehicle history before buying any car, as the vehicle may have past debts.  We can arrange this for you for 30 euros.

Either the seller or buyer, depending on what both parties agree, need to apply for a new registration certificate obtained from the provincial traffic department, in order to transfer the ownership of the vehicle.

The buyer would usually pay:

  The transfer tax at the tax office at a rate of 4 percent of the car price.

  The traffic fees, when applying for the transfer of vehicle's ownership (generally approximately 50 euros).

Spanish Solutions can arrange the paperwork for you for a transfer of ownership without either of the parties having to go to the traffic department at Alicante for the price of 150 euros.  Contact Lynne or Amanda for further details.

The team : Poli Borisova, Ana Maria Barbadora Fernández, Eva G. Gilmartin, Lynne Henderson, Yvonne Hollywood, Silvia Sanchez, Amanda Thomas, Susana Garcia Vega
