UTILITIES

We can assist in the setting up of Spanish utility contracts such as water, electricity, and gas for you.

Also we can help with paying bills (and property tax) and arranging electricity reconnections or water reconnections or cancellation of contracts (depending on the area).

CERTIFICATE OF HABITATION

We are able to help you obtain a Certificate of Habitation and also Licencia Segunda Ocupación.

The documents we require are a photocopy of your NIE, copies of your title deeds, copies of your property tax, electricity and water bills. We will need to arrange a visit to the property by our architect with you or your key-holder. The application process takes around 10 days and with the application form stamped by the Town Hall you are able to sell a house, set up a new contract at the utility companies as well as change ownership of contracts.

The local Town Hall here takes approximately 10 months to 1 year to issue the Certificate. Not all properties can obtain it, but we can find out and advise you. There are a number of issues that will affect the time period of obtaining these documents; sometimes it can be a whole community problem or other situations are also possible.

DRAWING UP A SPANISH/ENGLISH RENTAL CONTRACT OR RENTAL AGREEMENT

Many property owners consider renting out their property in Spain in order to generate a little income to cover their ownership expenses and pay for their trips to Spain etc. In Spain the law in very based towards the tenant. The law that relates to renting out property is “La Ley de Arrendamiento Urbanos” – 29/1994, November 24th . 

It is recommended to have a rental contract with the identity of the landlord and the tenants, the address of the property, the duration of the rental property, and the amount of the rent. We regularly prepare rental contracts (in Spanish and English).

If you would like a quotation for a Spanish rental contract or lease agreement please advise us of the timescale that the Spanish Rental agreement is needed by and we will provide you with a quotation. (Generally our basic Rental contract in Spanish and English would be approx. 40€).

TITLE DEEDS INSURANCE

Many of the clients who have used us as their Spanish lawyers for the purchase of their property in Spain in recent years know about title deeds insurance, but for those of you who don´t we can arrange this very useful protection cover for you through the large insurance company Caser, who speak and produce documentation in English.

Title deeds insurance is a 20 year legal protection relating to your property in Spain that can be purchased for a one-off premium of 294 euros.

The insurance covers fraud (including document forgery), fraudulent transactions relating to your property, border disputes, demolition orders, compulsory purchase, legal claims against your property, community disputes and other types of financial and legal problems that could arise in 20 years of owning a property.

Title Deeds Insurance has a premium of 293.93€ for 20 years cover (not per annum).
