
Since January 2025, a new law requires all holders of tourist rental licenses to register their property and license details in the official property registry.
Upon registration, each property will receive a unique identification number (NRA), which will be mandatory for listing on online rental platforms like Booking.com, Expedia.com or Airbnb.com. Without this registration number, property owners are unable to advertise their rentals on these platforms.
Key deadlines
The law took effect 2nd January 2025, and all property owners were given a deadline to complete the registration process by 1st July, 2025. Without this registration, owners are unable to promote their properties on platforms such as Booking.com, Expedia.com or Airbnb.com
Rules & Penalties
- No registration = No advertising: If a property is not registered, it cannot be listed on digital platforms
- Financial penalties & suspension: Owners who fail to comply may face fines, and their property will be removed from the tourist rental market.
- Automatic deactivation: Since July 1, 2025, any listings without a valid registration number will be removed.
- Platform responsibility: Online rental platforms must verify registration numbers and disable non-compliant listings.
- Community of Owners: Any newly issued tourist licenses will require approval from approximately three-fifths of the homeowners’ association. Please note that this new requirement does not affect licenses issued before this date. However, it will apply to those pre-existing licenses upon renewal, specifically within the Valencian Community.
- Civil guard codes to SES Hospedajes: Since December 2, 2024, all establishments under Civil Guard jurisdiction must register with the SES application to submit traveller reports. This submission will be mandatory through the SES application. (Ministry’s webpage) Please note that traveller reports will no longer be accepted through Civil Guard’s webpage This is because the Ministry now manages property registration, including guest registration, which requires new codes.

To register your property, you need to request a unique identification number (NRA) from the Property Registry.

Good afternoon, a question about the registration number ? Could you please tell me if I have that already, as we came out in September and we have now got our tourist license with our VT- number on it, which we have put on our Airbnb website, is the registration number different, if do could you get this information for us, kind regards Ian Dodd
